Your Spanish home and Swedish tax
Last checked on
Sweden taxes a rental surplus from your Spanish home and deducts the Spanish tax. Own use is not taxed.
Spain may tax your home because it is in Spain. You file the Modelo 210 there every year. Your own country then makes sure you are not taxed twice on the same income.
If you rent the home out
- A rental surplus is capital income, taxed at 30% after a standard deduction of 40,000 kronor plus 20% of the rent.
- Sweden deducts the Spanish tax paid, up to the Swedish tax (avräkning).
If you keep the home for yourself
- No Swedish property tax or property fee on a home abroad.
Tax on what you own
- Sweden has no wealth tax.
What this means for you
Declare the surplus in section 7.3 of your inkomstdeklaration and claim the credit for Spanish tax.
