Your Spanish home and Belgian tax
Last checked on
Belgium does not tax your Spanish home twice, but you do declare it. The income only raises the rate on your other income.
Spain may tax your home because it is in Spain. You file the Modelo 210 there every year. Your own country then makes sure you are not taxed twice on the same income.
If you rent the home out
- If you rent it to private tenants, you declare its cadastral income (kadastraal inkomen), not the actual rent.
- That income is not taxed in Belgium, but it raises the rate on your other income (exemption with progression).
If you keep the home for yourself
- You also declare the cadastral income when you only use the home yourself.
- The Belgian tax office sets that figure after you report the home through MyMinfin.
What this means for you
Report the home through MyMinfin if you have not yet. Then declare it every year in your personal income tax return and claim the exemption.
